What a shower remodel in Fort Collins replaces
A shower remodel replaces everything you see and the layers you don't: the base or mortar pan, the backer board, the waterproofing, the wall surface, the valve and the drain. Most showers that get remodeled have one of three problems. Grout or caulk failed and water got behind the tile; a 1990s fiberglass insert cracked or yellowed; or the valve is a single-handle unit with no scald protection and parts nobody stocks. Each of those is a reason to open the wall rather than retile over it.
- Soft or stained drywall or baseboard outside the shower, or a ceiling stain on the floor below.
- Loose or hollow-sounding tiles, cracked grout lines, or caulk that keeps going black.
- A cracked fiberglass base that flexes underfoot.
- Water that runs hot and cold when someone flushes, a sign of an old valve without pressure balancing.

Tile, panels or a one-piece system
Tile gives the most choice in size and shape and lets the shower be any footprint, including a curbless one. Solid-surface and acrylic panels have no grout to clean and go in faster, but come in set sizes. A one-piece acrylic system over the old tub or stall is the fastest of all; the one-day bath remodel page compares what it can and can't fix.

The valve is the part to spend on
This Old House's 2026 survey prices a new or upgraded shower valve at $700 to $1,200 installed and moving a drain line at $900 to $1,100. A pressure-balancing or thermostatic valve keeps water temperature steady when another fixture runs, and installing it at the right depth for the new wall saves a trim kit that never quite fits.
When a Fort Collins shower remodel needs a permit
The line is the plumbing. The City exempts repairing, maintaining or replacing a shower, tub, sink or toilet if no valves or pipes are replaced or rearranged, and tile work is exempt finish work. Most real shower remodels replace the valve, so most are permitted jobs: a residential remodel permit, priced on the value of the work, $260 for a $12,000 shower under the current schedule. The Fort Collins bathroom and kitchen permit guide has the fee table and the inspections, and the contractor license guide covers who can pull it.

How a shower remodel runs
- 1Open the wall and look
Old tile or a fiberglass insert comes out to the studs. Soft subfloor, rotted framing and failed backer board are the reason old showers leak, so they get fixed now.
- 2Plumb the valve and drain
A pressure-balance or thermostatic valve, which the residential code requires on showers with its limit set no higher than 120°F, goes in at the right depth for the new wall, and the drain is set for the new pan or base. This is the inspected part of a permitted job.
- 3Shower pan, backer and waterproofing
The shower pan, a mortar bed over a code-required liner or a prefabricated base, slopes to the drain at 1/4 to 1/2 inch per foot. Cement backer board goes on the walls (the code bars water-resistant drywall where it is directly exposed to water), and a waterproofing membrane covers walls, niche and curb before any tile, which is standard tile practice rather than a code line.
- 4Tile or panels
Porcelain or ceramic tile is set, grouted and sealed where needed, or solid-surface or acrylic panels are fitted and sealed at the seams.
- 5Trim, glass and fan
Valve trim and showerhead go on, the glass is measured off the finished walls and installed, and the exhaust fan, 50 CFM or more vented outside, is checked so the room dries. All bathroom outlets need GFCI protection.
Code figures are from the International Residential Code, 2021 edition: P2708.4 for the valve, P2709.1 for the slope, P2709.2 for the floor liner, R702.4.2 and R702.3.7.1 for the backer, M1505.4.4 for the fan and E3902.1 for GFCI. Fort Collins and each town adopt their own edition, and the permit inspector checks against it.
Glass and fixtures in Fort Collins water
Fort Collins Utilities describes its water from the Poudre River and Horsetooth Reservoir as naturally soft, because it starts as snowmelt and rain. That makes frameless glass, matte black and brushed fixtures easier to keep clean than they are in hard-water cities. A squeegee after showers still stops soap film. Homes on a well or a rural water district should test, and the Fort Collins water hardness guide explains what to look for.

Turning a bathtub into a shower is its own job, with its own drain and floor questions: see tub to shower conversion.
